CFS COMMERCIAL-GRADE LVP PRICE INDEX · AUGUST 2026

LVP Flooring Cost in 2026: What 1,600+ Everyday Online Prices Show

Flooring prices are hard to compare when temporary markdowns, closeout lots and everyday listings are mixed together. CFS analyzed 1,863 advertised LVP prices and separated the durable everyday market from promotional pricing. For this report, commercial-grade LVP means a 20 mil or greater wear layer; total thickness, plank format and construction are then compared separately.

HOW THE INDEX WORKS

Advertised online prices were collected in August 2026 and normalized to material price per square foot. Box prices were converted using stated carton coverage. Duplicates, samples and category-page prices were removed. Everyday advertised pricing excludes flash sales, closeouts, clearance lots and perpetual-markdown listings. Those offers are real, but they are tracked separately because buyers cannot reliably plan project quantities or reorders around them.

THE DURABLE MARKET

LVP Flooring Cost by Commercial Wear Layer

Wear layer is useful for comparison, but it does not price the floor by itself. These everyday click-lock listings show why the full construction still matters.

Wear layerEveryday listingsLow25th pct.Median75th pct.High
20 mil385$1.54$2.35$2.84$3.35$13.33
22–26 mil108$1.89$2.37$2.69$3.29$6.38
27–31 mil75$1.49$2.99$3.59$3.99$9.29
40+ mil4$2.59$3.57$4.44$4.99$4.99
WHAT THE DATA SAYS

A higher wear-layer number does not automatically mean a higher price.

The 22–26 mil median is $2.69, below the $2.84 median for 20 mil. The 20 mil category carries everything from budget formats to designer and oversized products, so the class stretches upward. Compare wear layer together with total thickness, plank size and construction instead of buying from one number alone.

What Commercial LVP Costs by Plank Size, Thickness & Wear Layer

To make the pricing useful, CFS grouped comparable everyday listings into three common commercial LVP constructions. Each group keeps the plank size, total thickness and wear layer close enough that you can see what a similar floor actually costs.

CFS pricing is current to the active catalog; external seller rows are the August 2026 everyday-price snapshot. Floor & Decor is represented in the broader dataset, but only one everyday record had the complete benchmark-class fields needed for this matched seller comparison, so CFS does not present a one-item range as representative of the chain.

SEPARATE BENCHMARK

Promotional and Closeout LVP Prices

These prices exist, but they are not used as the market floor on this page. They may be single-colorway offers, quantity-limited lots, line resets or listings held under permanent compare-at markdowns.

Large-format 9×60 / 20 mil21 listings$1.89 promo low$2.99 promo median
Heavy-build 9×60 / 22 mil35 listings$2.29 promo low$3.59 promo median

A temporary promotional price can be useful if the exact color, quantity and timing fit your project. It should not be treated as the durable benchmark for an ongoing purchasing program or future reorder.

PROJECT MATH

Turn LVP Cost per Square Foot Into a Material Budget

Use the market benchmarks as planning numbers, then confirm carton coverage, waste, freight and final product pricing before ordering. The examples below are material-only and exclude installation.

1,000 SQ FT · STANDARD 7×48 / 20 MIL MEDIAN$2,400before waste, freight and accessories
10,000 SQ FT · STANDARD 7×48 / 20 MIL MEDIAN$24,000before waste, freight and accessories
10,000 SQ FT · CFS $1.53$15,300before waste, freight and accessories

These examples multiply square footage by material price only. Flooring is sold by carton, so actual ordered coverage rounds up to full cartons and should include an appropriate project waste allowance.

LVP Flooring Cost FAQs

How much does commercial-grade LVP flooring cost per square foot in 2026?
In the August 2026 CFS market dataset, everyday advertised standard commercial LVP (7×48, 5.5 mm, 20 mil) ranges from $1.54 to $6.29 per square foot with a $2.40 median. Large-format commercial LVP (9×60, 6 mm, 20 mil) has a $3.10 median, and heavy-build commercial LVP (9×60, 8 mm, 22 mil) has a $2.89 median. These are material-only advertised prices.
What is a fair price for 20 mil LVP?
For comparable everyday standard commercial LVP in the 7x48, 5.5 mm, 20 mil configuration, the August 2026 external-market low is $1.54 per square foot and the median is $2.40. National first-quality lines begin around $1.99 in the observed dataset, while budget house-brand products occupy the $1.54 to $1.99 band.
Why are some LVP prices below the normal market range?
Flash sales, closeouts, clearance lots and perpetual-markdown listings can temporarily advertise lower prices. CFS separates those promotional listings from the everyday tier so temporary or quantity-limited offers do not set the durable market benchmark.
Does a higher wear layer always cost more?
No. Wear layer is only one part of the product specification. In the August 2026 dataset, the median for 22–26 mil click-lock products is below the 20 mil median. Total thickness, plank size, construction and brand also affect price.
Are installation and freight included in these LVP cost figures?
No. Every market figure on this page is advertised material price per square foot. Installation, floor preparation, freight, accessories, waste and other project costs are separate.
